Description
Kawa CRE Lending fund will look to originate and/or acquire a diversified portfolio of U.S. commercial real estate (CRE) loans in a time where the market is presenting favorable opportunities to lend. CRE loans will be collateralized by first mortgages, second mortgages,
and/or equity pledges.
Since the beginning of 2022, Kawa has experienced a significant increase in its ability to source and deploy capital into CRE loans at attractive credit spreads and backed by high quality real estate in markets with strong supply and demand fundamentals and/or high
barriers to entry. Kawa expects this opportunity to persist as traditional lenders retrench their CRE lending programs due to a myriad of factors, including recession fears, interest rate volatility, and abnormally high inflation.
In keeping with Kawa’s opportunistic approach to launching dedicated investment vehicles, the Fund will look to take advantage of this current risk-reward opportunity by leveraging the scale benefits of pooling capital (e.g., diversification, lower transaction costs, enhanced
access to financing, speed of execution, etc.) while maintaining Kawa’s strict underwriting standards.
